  2. Understand the local market when you set your list price. The price of a home is critical as it often determines who sees the home. For example, if you want to price your home at $305,000 but many similar homes are priced from $280,000 to $300,000 then buyers who are searching for this type of home will not see it. They will likely have their search limited to homes in that $280,000 to $300,000 range. Your listing agent is your greatest asset when it comes to setting a realistic list price because they are the ones studying the market on a day to day basis. They can compare your home to recent sales in the area, factor in features unique to your home, and generate a price that will get you top dollar for your home. 

  3. Accommodate showings. While it may be inconvenient at times, keeping your home available to show greatly increases the chances that a buyer will submit an offer. Limiting the times that buyers can see your home will diminish the number of buyers who can see it and ultimately can make your home stay on the market longer.
