At the lower end of the market, the buyer pool is largest. First-time buyers, investors, and budget-conscious shoppers all compete for a limited number of affordable homes. Well-priced homes in this tier move fast, often drawing multiple offers in the first weekend. Buyers here know they can’t afford to wait, and they act accordingly.
The Mid-Range
Here the pace moderates. The pool of buyers is smaller and more deliberate. These buyers are focused on condition and value, and they take their time. A home priced accurately and presented well will still sell in a reasonable timeframe, but it has to earn the offer.
The Luxury Tier
At the upper end, buyers are rarely in a hurry. They have options, they have patience, and they won’t be rushed. Homes in this range routinely take months to sell, and that’s not a red flag. It’s simply the nature of the market at that level.
What This Means for You
If you’re selling, resist the urge to compare your home to whatever sold fastest nearby. A quick sale down the street means little if that home was priced $100,000 below yours. You are not competing in the same tier, and your strategy shouldn’t be the same either. If you’re buying at a competitive price point, come prepared and be ready to move quickly. If you’re buying at the upper end, know that you likely have more leverage than the list price suggests.
Before you do anything, ask your agent one specific question: “What is the market doing right now at my price point?” That single question will tell you more than any headline or neighborhood average ever could.
