Whether you're buying your first home or getting ready to list, the home inspection is one of the most important and most misunderstood steps in a real estate transaction. But here's the good news: it's not something to fear. Knowing what to expect can make the whole experience feel a lot more manageable for everyone involved.

What Is a Home Inspection, Exactly?

A home inspection is an assessment of a home's condition in which an inspector identifies potential problems in the structure, roof, plumbing, electrical systems, heating and air conditioning, and more. It may also include tests for health-related concerns like mold, radon gas, and lead paint. It's not an appraisal. Appraisers focus on market value, while inspectors focus on the physical condition of the property.

For Buyers: Knowledge Is Power

Try not to panic when you receive a report with a long list of findings. As Adam Long, president of HomeTeam Inspection Service, puts it: "No home is perfect. Every home has issues, and every issue is fixable. It's up to the buyer, seller and agents to decide what to do about it."

Inspections also offer real financial leverage. Buyers who use inspection findings to negotiate save an average of $14,000 off the final sale price, making a roughly $400 inspection one of the smartest investments in the home buying process. One pro tip: show up for the final 20 minutes of your inspection to hear findings directly from the inspector rather than sorting through a lengthy report on your own.

For Sellers: Getting Ahead of the Process

Consider a pre-listing inspection before your home hits the market. It reduces surprises and helps avoid deals falling through at the last minute. Florida sellers should also keep in mind that state law requires disclosure of the property's condition and history to buyers. Being transparent from the start builds trust and keeps deals on track.

Your Agent Makes All the Difference

According to NAR's 2025 Home Buyers and Sellers Generational Trends Report, one of the top benefits of working with a real estate professional is having an experienced eye point out unnoticed features and faults of a property. A great agent helps you read the report clearly, respond strategically, and keep the transaction moving forward. Your REALTOR® can also help you find a trustworthy inspector and determine which types of inspections are right for your situation.
