When most people think about the Gainesville real estate market, they picture comfortable family homes in established neighborhoods like Haile Plantation, Oakmont, and the 32608 corridor. And that is absolutely where a lot of great homes are. But Alachua County also has a luxury market that might surprise you, ranging from stunning custom estates in gated communities to working equestrian farms with dozens of stalls and sweeping pastures. Mainstreet Daily News recently put together a roundup of the ten most expensive homes currently for sale in Alachua County, and the variety on the list tells an interesting story about just how much this market has to offer at the top end.

Gainesville Neighborhoods Holding Their Own at the Top

A custom-built French Contemporary home in Oakmont clocks in at $2,190,000, offering nearly 5,000 square feet, a Paris-imported chandelier, hand-scraped French oak floors, and a wine cellar capable of holding more than 500 bottles. Oakmont has grown steadily since 2015 into one of the most desirable luxury addresses in the region, and homes like this one illustrate exactly why.

A stunning 6-bedroom, 6-bathroom custom home in Haile Plantation presented at $2,699,999 also makes the list. Built in 2024 and boasting nearly 7,000 square feet of modern, open-concept living space, the home added an in-ground pool earlier this year and recently had its price reduced. For buyers seeking a move-in ready luxury residence in one of Gainesville's most established and walkable communities, it is a compelling option.

Land and Lifestyle: The Rural Estates

What makes this list particularly interesting is how many of the top properties combine a luxury home with significant acreage and a lifestyle component that is simply not available in a traditional subdivision. A certified organic blueberry farm in Hawthorne sits on 39 acres and is listed at $2,300,000. A hunting property near Paynes Prairie priced at $2,400,000 offers 90 acres with conservation land on two sides, bordered by some of the most protected natural landscape in North Central Florida. And a Jonesville equestrian facility on 37 acres near Dudley Farm Historic State Park is presented at $2,450,000, featuring 40 stalls, 17 irrigated paddocks, and easy access to the World Equestrian Center in Ocala.

These properties reflect something unique about our market. Within 30 minutes of a major university and world-class medical facilities, buyers can find working farms and private estates that would be nearly impossible to locate at these prices in most other parts of the country.

The Top of the Market

The highest priced home on the list belongs to a French Provincial estate in Gainesville's Tomoka Hills enclave, offered at $3,989,900. Sitting on 6.8 acres with over 8,000 square feet of total living space including a 2,100-square-foot guest house, two brick fireplaces, a wine room, butler's pantry, and a resort-style pool, it represents the kind of refined, private estate that is exceedingly rare this close to a city center.

The second most expensive property is a gated mansion in Jonesville listed at $3,690,000, featuring nearly 7,000 square feet on 5 acres with four gas fireplaces, a game room, saltwater pool, summer kitchen, and a whole-home generator. The third highest home is a Newberry estate on nearly 66 acres with a 5,400-square-foot custom home, five-car garage, barn, and in-ground pool commanding a price just under $3,000,000.

What This Tells Us About Our Market

The range and quality of properties on this list reflect something that long-time residents of North Central Florida already know: this is a market with extraordinary depth. Whether you are drawn to a modern luxury home in a golf cart community, a private gated estate outside the city, or a working farm with room to build the home of your dreams, Alachua County delivers options that most markets simply cannot match at these price points.
