This comes in the form of a 0% interest, 30-year second mortgage with no monthly payments. It is a loan, not a grant, and the balance is repaid when you sell, refinance, transfer the deed, pay off your first mortgage, or stop living in the home. The program also waives the standard 1% origination fee, saving buyers even more at closing.
