Zero Down Payment Loans Are Real - Here Is What Alachua County Buyers Should Know.
One of the biggest obstacles standing between renters and homeownership is the down payment. What many buyers in Gainesville and across Alachua County do not realize is that there are legitimate loan programs that allow qualified buyers to purchase a home with zero down payment. Two of the most powerful are the USDA loan and the VA loan, and both are very much available in our local market right now.
The USDA Loan: Built for Rural and Suburban Buyers
The USDA Rural Development loan program is one of the most underutilized tools in real estate, largely because buyers assume it only applies to farmland or remote areas. In reality, a significant portion of Alachua County qualifies as USDA-eligible, including many communities in and around Newberry, Archer, Alachua, High Springs, and Chiefland. The best way to check if a specific property qualifies is to use the USDA eligibility map at eligibility.sc.egov.usda.gov.
To qualify, the property must be in an eligible area and serve as your primary residence. Borrowers also need to meet income limits for the county and household size. For 2026, the standard limits are $119,850 for households of up to four people and $158,250 for households of up to eight. The USDA program has no maximum loan amount, meaning the loan size is based on what you qualify for financially rather than a fixed cap. USDA also carries lower mortgage insurance costs than FHA at approximately 0.35% annually, making it one of the more affordable no-down-payment options available.
The VA Loan: A Powerful Benefit for Veterans and Active Military
For veterans, active-duty service members, and eligible surviving spouses, the VA home loan delivers zero down payment, competitive interest rates, and no private mortgage insurance. That combination is genuinely hard to match with any other loan program. Veterans with full VA entitlement face no loan limit in Alachua County, meaning they can borrow what a lender approves with nothing down regardless of price point.
General eligibility requirements include 90 consecutive days of active service during wartime, 181 days during peacetime, six years in the National Guard or Reserves, or surviving spouse status. One cost to keep in mind is the VA funding fee, which is 2.15% of the loan amount for first-time use at zero down. The fee can be financed into the loan, and veterans with service-connected disabilities are typically exempt from it.
What Both Programs Have in Common
Both USDA and VA loans require the home to be a primary residence and may require the property to meet minimum condition standards. For both programs, working with a lender experienced in these specific loan types makes a meaningful difference in how smoothly the process goes.
