As the real estate market starts to pick up, listings are starting to see more activity and some homes are seeing the return of multiple offers. As a home seller it is important to know these 3 things in order to make sure that you are getting the most for your property and having an easy selling experience:


  1. Be patient: The right buyer can see your property at any moment, whether that is the first weekend it hits the market or a couple of weeks down the road. Work with your agent to discuss their strategy for listing your home, and don’t immediately jump on the first offer that you get if it isn’t what you are looking for. Your agent will help to vet the buyers and see if they are open to negotiations. 

  2. Consider concessions: With today’s elevated home prices and high interest rates buyers may need a little wiggle room. If you are looking to sell your home for a certain price it may be worth discussing concessions with your agent, potentially negotiating a higher purchase price of the home but offering some money in concessions. These concessions can take a variety of forms, from a credit to replace an aging roof so that the buyer can get insurance on the property to credits that help the buyer buy down their interest rate so that they can afford the home. 

  3. Don’t overprice your home: One thing that will likely deter potential buyers will be if the listing price is too high for the area. Ask your agent what they think would be a fair price for your home in today’s market. They will be able to accurately assess the property and the area to come up with a price that will put the most money in your pocket without your property sitting on the market for months longer than necessary. Listings get the most attention in their first few weeks on the market, so if you overprice your home it may sit there until either the market shifts or you have to reduce the price. At that point you may have lost the momentum of being a new listing hitting the market and all of the attention from buyers that that entails.
