Selling a home in a rural area is often a little bit different than selling a home in a city or suburb. There are a number of different factors that must be considered in order to maximize the price that a seller gets for their home, and this is why it is important to work with an experienced agent who is familiar with the area. They will be able to take these factors into consideration and develop a plan for the best outcome when selling your home. Here are a few of the things to be aware of when selling in a rural area:

  1. Local knowledge is even more important than it is in an urban or suburban environment. An agent with experience in the area will be able to evaluate things like zoning laws and land considerations, as well as the current state of development surrounding the rural area. For example, our team has worked with many sellers who were able to sell their home for more in the areas around Ocala and Gainesville as these areas have rapidly grown outward towards more rural areas.

  2. Pricing a home can be more difficult in a rural area. There are often fewer sales and the homes that do sell tend to vary in age, size, and a number of other factors. In an urban or suburban environment there are usually homes that were built together in a neighborhood around the same time and in a similar style. This makes pricing easier if there are a number of homes that have sold recently that the listing can be compared to. In a rural area it is important to consult with an agent familiar with the area so that they can accurately price the home so that it is not overpriced and sitting on the market.

  3. Rural homes often have features that need to be highlighted. Highlighting unique features such as acreage, views, water sources, outbuildings, and other amenities will make your home stand out, especially to potential buyers moving out of the city or suburbs who are looking for things that they do not have in their current environment.

Being aware of these factors is the first step to a successful sale in a rural area.
